Three decisions that deserve their own assessment
Imagine a Brazilian visitor who tours a Dubai development and also receives a company formation proposal. Both offers may come during the same trip, but they answer different needs. A property needs to work as a property investment; a company needs to work as a business; and residency needs to fit a personal and family plan. Before comparing packages, define the outcome you want and how much time you intend to devote to it.
| Objective | What to compare | First question |
|---|---|---|
| Buy property | Personal use, rental plans, ongoing costs and resale options. | Would I buy this property without a visa proposal? |
| Start or acquire a business | Customers, activity, licence, operating structure and working capital. | What problem will this business solve, and for whom? |
| Plan residency | The relevant category, documents and family needs. | Which route matches my actual circumstances? |
Completed property or off-plan?
For a completed property, the assessment can include inspecting the unit, the building's condition, occupancy and existing documents. For an off-plan purchase, add the contract, payment schedule, expected handover and provisions for delays or an exit. A manageable instalment plan does not settle the quality of a purchase. Compare the total cost and your ability to hold the investment if income takes longer to begin. Test your assumptions before treating an advertised projection as a budget.
Check a development through the Dubai Land Department's Project Status service, also available in Dubai REST. DLD guidance directs buyers to verify project registration and the project's escrow account for off-plan sales; payments should go to the relevant project account. Existing ownership documents can be checked through Verify Title Deed. These checks contribute to due diligence alongside a review of the agreement. Source: official DLD/RERA guide.
Questions to bring to a property discussion
- Which acquisition and ongoing expenses sit outside the advertised price?
- Does estimated income account for vacancy, management, maintenance and building costs?
- What happens at handover, inspection, resolution of defects and a possible resale?
- Who verifies the documents, and whose account receives each payment?
A Dubai business starts with its activity
Before selecting a formation package, describe what the company will do, where its customers will be and who will deliver the work. The official Invest in Dubai process for mainland companies includes business activities, legal structure, licence type, location and approvals. For a free zone, also check the relevant authority’s rules. Check the structure against the proposed activity; having a company does not establish permission to provide every kind of service.
For an existing business, request financial statements, contracts, liabilities and a breakdown of revenue. Separate the purchase price from the money needed to operate after closing. Build two scenarios: one that follows the plan and another with slower sales. Consider local support, staffing and your availability to oversee operations. These questions help establish whether you want an active operating company or a more passive form of ownership. They also create a clearer brief for the professionals assessing the transaction.
Residency: establish the route before connecting it to a purchase
Property ownership may form part of a residency application, but buying and receiving authorisation are separate steps. GDRFA Dubai publishes requirements, documents and procedures for investor residency. Confirm the relevant category and current conditions before committing. A qualified professional should assess your circumstances and your family's needs separately from the commercial presentation of a property or company.
