Choose the use before the address

A family home and an income property may require different choices, even with the same budget. Before touring, write down three answers: who will use the property, over what period and who will look after it while you are in Brazil. This small exercise separates personal preference from operational requirements.

In Florida, Rick Gradin provides real estate brokerage through Okkla Realty. The review brings together your objective, target area and property selection; lending, inspection, closing, taxation and management involve professionals with their own responsibilities. The first conversation should produce a buying brief with clear priorities and open questions.

Three purposes, three sets of questions

What to check before comparing listings
PurposeMain questionDecisive checks
Primary home or family useWhat would everyday life at this address look like?Travel needs, services, upkeep, occupancy rules and periods when the home will be empty.
Long-term rentalWho is the intended tenant and how will the operation be monitored?Rental restrictions, tenant screening, lease terms, vacancy and the manager's proposal.
Vacation rentalIs the intended use permitted and does the operation fit the budget?Zoning, association rules, licensing, furnishing, cleaning, guest support and maintenance between stays.

A listing on a booking platform does not establish that vacation rental use is permitted. Miami-Dade's short-term rental guidance distinguishes unincorporated areas from municipalities with their own regulations. Confirm the address's jurisdiction, local and association rules, and the applicable Florida vacation rental licensing requirements.

Orlando or Miami: compare actual projects

Use an area's name to start the search, not to conclude it. For an Orlando-area project, identify the municipalities and communities you want to compare. For Miami or Miami Beach, make the same distinction by address and building type. Do not treat an entire region as if it shared one set of use permissions, association charges or operating expenses.

Build a shortlist and apply the same criteria to every property: access that matters to you or the intended occupant, physical condition, permitted use, annual cost and remote management. For a condominium, request the budget, reserves, special assessments and applicable technical reports. Florida DBPR explains reserve studies and inspections; the building's actual documents are necessary to assess its circumstances.

Purchase price and ownership cost are separate calculations

At acquisition

Organize the down payment or full price, closing expenses, inspections, financing costs if applicable, initial improvements, furnishing and a reserve you determine. Separate payments due before, at and after closing. Avoid counting a deposit twice when it is already credited in the amount needed to close.

During ownership

List property taxes, association charges, insurance, maintenance, utilities, management and loan payments. Identify which expenses continue without rental income. Obtain address-specific insurance quotes and examine coverage: the National Flood Insurance Program explains that most homeowners insurance does not cover flood damage. Review deductibles and exclusions as well as the premium.

Use the worksheet below in U.S. dollars and enter only estimates you have. An empty field means an unanswered question, not a free expense. The worksheet organizes a budget; it does not calculate investment returns, replace quotes or include exchange rates, transfer charges or taxes arising from your personal circumstances.

Organise your budget in US dollars

Enter confirmed USD amounts. An empty field means “to confirm”; use zero when a cost does not apply. This worksheet organises costs and does not estimate returns.

Initial cash equals price minus financing plus one-time costs. Include all recurring expenses you intend to consider in the annual total, including debt service where applicable. This worksheet does not confirm credit, taxes or third-party amounts.

Cash purchase or financing?

For a cash purchase, ask how much capital will remain after acquisition and your reserve. With financing, ask about eligibility, documentation, down payment, term, rate, expenses and early repayment conditions. Compare offers for the same scenario and identify costs outside the payment. Where these disclosures apply, the CFPB's Loan Estimate explainer helps review terms and costs; its Closing Disclosure guide helps check the final figures. An illustration is not a loan approval.

A checklist before moving ahead

My buying brief

If moving to the United States is also a goal, permission to remain and work requires its own assessment with an immigration professional. USAGov's work authorization information is a starting point for understanding this separate subject.

The next step

Bring your brief and outstanding questions to a conversation with Rick. Organize the project first, then shortlist compatible properties. The aim is to arrive at a viewing knowing what must be verified before a property makes sense for you.
